Ron Rice Painting & Consulting is a premier painting and consulting firm based in San Diego, CA. We have been in the San Diego market for 23 years now and have helped hundreds clients with their painting and design needs. Recently, we had the opportunity to work with the owners of a multi-family apartment building in San Diego, CA, and helped them redesign the paint colors on their building. In this blog, we will discuss how we helped our clients pick modern colors and did very detailed quality work for a job that will last for years to come.

At Ron Rice Painting & Consulting, we believe that a fresh coat of paint can do wonders for any building. It not only enhances the aesthetics but also protects the building from the elements. When we were approached by the owners of the multi-family apartment building in San Diego, CA, we knew we had to deliver the best possible results.

BEFORE

The first step in the project was to pick modern colors that would give the building a fresh and contemporary look. We worked closely with the owners to understand their preferences and vision for the building. Based on their input, we suggested a range of colors that would complement the existing architecture of the building and also add a touch of modernity.

After careful consideration and consultation, the owners chose a combination of whites and modern blues. We also recommended a deep blue/black color for the accents to provide a pop of color and add depth to the design. The color scheme was designed to be harmonious and elegant, while also reflecting the unique personality of the building.

Once the colors were chosen, we got to work on preparing the building for painting. We started by power washing the exterior walls to remove any dirt, debris, and loose paint. We then did a thorough inspection of the building to identify any cracks or damages that needed to be repaired before painting.

Our team of experienced painters then began the process of painting the building. We used high-quality Dunn Edwards paints and materials to ensure that the finish was smooth, durable, and long-lasting. We also paid close attention to every detail, making sure that each corner, edge, and surface was painted with precision and care.

Throughout the project, we kept the owners informed of our progress and ensured that they were satisfied with the work. We also made sure to clean up the site every day, leaving no mess or debris behind. Our goal was to minimize any disruption to the tenants of the building and to complete the project on time and on budget.

AFTER

The end result was a beautifully painted building that looked fresh, modern, and inviting. The white and blue worked with each other perfectly, while the deep blue/black accents added a touch of character and charm. The owners were thrilled with the results and expressed their gratitude for our excellent work.

At Ron Rice Painting & Consulting, we take pride in delivering high-quality work that exceeds our clients' expectations. We understand that every project is unique and requires a customized approach. Whether it's a multi-family apartment building or a single-family home, we always strive to provide the best possible service and results.

As a professional painting contractor in La Mesa, California, we have worked with many clients who want to update and modernize their living spaces. One of our recent clients had a colorful and eclectic style in their home that was a little over the top. They had lived with the unique look for as long as they could and wanted to simplify and create a more cohesive design that would be practical and comfortable for their family.

After our initial consultation, we proposed a plan to update their home with a light color palette and modern furnishings that would meet their needs and fit within their budget. We listened carefully to their needs and preferences, and the clients opted to paint their walls and natural pine tongue and groove ceilings.

One of our challenges was creating a lighter, brighter look that would stand up to their active children, so we used a high-quality, scuff-resistant product. This finish will be durable and easy to clean.

The transformation was remarkable. The new design has a timeless and classic appeal. The light color palette makes the space feel larger and more open. The contents in the home became their pops of color, and that worked perfectly. Their artwork adds interest and personality while maintaining a cohesive and sophisticated look.

Throughout the project, we kept our client informed and involved in decision-making. We provided regular updates and progress reports, and we addressed any concerns or questions promptly and professionally. Our client appreciated our attention to detail and commitment to high-quality results.

At the end of the project, our client was thrilled with the transformation of their home. They love the new design and appreciate the durability of the new materials. They were so pleased with our work that they began recommending us to their friends and family.

Working with this family in La Mesa, California, was a rewarding experience for us. We were able to use our expertise and creativity to create a modern and sophisticated living space that met our client’s needs and budget. We take pride in our employee’s professionalism and thoroughness. And we’re gratified to gain a loyal and enthusiastic client.

Our Process is Straightforward

We want to make it easy and convenient for our clients to complete their painting projects. Our process is transparent and straightforward. Pros And Cons Of Painting Brick Exterior In San Diego, CA

When you’re considering painting your home, there are many factors that come into play, one of them being the material with which the exterior of your home is made.

When your home happens to have a brick exterior, you have to really look at it differently because painting brick is not like painting other exterior surfaces.

With that in mind, here are some of the pros and cons of painting brick exterior in San Diego, CA.

Pro: Increases Curb Appeal

When you paint your brick exterior, you can be sure that the curb appeal of the home overall will increase.

Curb appeal refers to the perceived value of your home as can be seen from somebody that is doing a drive by — they are by the curb.

When people are looking at buying a home, one of the first things they might do is to actually visit the home in person and assess what they think of it just from a distance and by painting your brick exterior, you will make it look like it should be purchased for more money.

Con: Painting Brick Exterior Is Permanent

Once you paint a brick exterior, you really can’t go back because the painted brick is something that cannot be undone without considerable damage to the brick itself.

Even if you somehow manage to remove all of the paint from the brick, what will be left for you is a brick exterior that looks nowhere near as good as it did before you started the painting process.

As that is the case, you will need to make sure that you really want a painted brick exterior because a bit like getting a tattoo, this is something that is basically permanent

Pro : Painted Brick Exterior Is Easier To Clean

A quality that brick has is that it’s quite porous, which means that airborne dirt and things that tend to make home exteriors dirty in general have a tendency to really stick to the brick exterior.

Cleaning an unpainted brick exterior is difficult because of that porous nature and the way that the dirt really gets into the pores, a bit like how a person might get grease and oil into the pores on their face.

When you have a painted exterior, on the other hand, you get a nonporous surface, and that is the kind of surface that is much easier to clean.

Con: You Need To Clean Painted Brick Surfaces More Often

Though it’s easier to clean painted brick surfaces, you can more readily see any kind of dirt or grime that might appear on the surface and therefore it is important that you clean it more often.

On the plus side, since you will have an easier time cleaning it, this should not be too much of a problem.

Pro: Tougher Against Weather

Going back to the porous nature of the brick, you will see that when it is faced against harsh elements like rain and snow, plain brick just doesn’t do nearly as well as painted brick.

Painted brick will serve as a sort of umbrella against these harsh elements, and protect your home from getting these nasty things in the walls of your home.

Con: Painted Brick Might Hide Rot

If there is any sort of crack in the paint that would let in water, the brick underneath might not be able to release that water (unless you use a paint specially that allows it) and over time the brick underneath might decay and rot.

This would get progressively worse over time and might not be found until the wall itself starts to crumble, which is quite a costly thing to repair as you might imagine.

5 Tips and Tricks For Minimizing Exterior Home Painting Mess in San Diego, CA

When you’re painting the exterior of your home, one of the biggest problems that come about is that when you finish, you can find yourself looking at quite a mess.

Some will tell you that such a mess is inevitable and just part of the process of painting your exterior, but this is not the case at all.

With the right precautions and measures, you can do an exterior paint job and have less of a mess if not none whatsoever.

With that in mind, let us look at five tips and tricks for minimizing the exterior home painting mess in San Diego, CA.

1. Proper Preparation Before Beginning The Painting Process

Adequate preparation before you begin the painting process can make all of the difference between a clean and messy exterior painting process.

Proper preparation meaning here that you know exactly the kinds of materials you are going to need to help you paint, and you have a full plan to paint along with a timeline for the full painting process. That is the best way to avoid making the biggest mess.

2. Using Heavy Drop Cloth To Cover House Surroundings

Heavy drop cloth is the best kind of thing you can use to cover things on the outside of your home when you are painting.

One might think that just about any kind of drop cloth would do, but this would be a mistake as the lighter weight drop cloths tend to shift about when you are walking on them (and the wind can easily pick them up) leading ultimately to paint getting on the ground instead of on the drop cloths where they belong.

3. Stir Paint Inside Paper Grocery Bags

When you are working with paint on the outside of your house, the process of stirring the paint can often get paint splatters everywhere, and they are quite difficult to remove from things like the grass and trees.

Instead, what you’re going to want to do is to put the buckets of paint inside paper bags and then stir inside there — and all of the splashing mess will be contained to the inside of those bags rather than all over your front lawn.

4. Allow Paint To Completely Dry Before Painting Second Coat

One of the biggest mistakes that people make when they’re painting is not to allow the first coat of paint to dry before they paint a second coat completely.

The problem with this, particularly when you’re using a paint roller, is that if you start trying to paint the second coat before the first coat is completely dry, you are likely to get some of the first coat sticking to the paint roller.

This creates an unpleasant mess that is difficult to clean up.

5. Store Paint Brushes And Rollers In The Refrigerator During The Painting Process

During the painting process of the exterior of your home, there will come times during which you are going to need to take breaks from painting.

When you are waiting for your first coat of paint to dry, for example, you can’t just stand around with the paintbrush in your hand waiting for it — and you can certainly wash the brushes, but that just means a lengthy process before you’ll be ready to paint again.

Instead, what you can do is to slip the brushes or rollers inside seal-able bags and put them in the refrigerator – this will keep them moist and ready to use when you are ready to start again.

Indeed, you can also stop painting partially through and have a sandwich if that’s what you want to do.

Renovation Ideas When Selling Your Home in San Diego, CA

There are many roads to selling your home that will help get you the best selling price possible for the market.

One of the things you can do to get such an improvement in the price is to make improvements, to renovate your home.

It helps to have some kind of strategy or plan before you do so such that you have a better time doing it and the chances of your success are higher.

With that being the case, here are some renovation ideas when selling your home in San Diego, CA.

1. Kitchen

The kitchen is one of the first places you might think to go to renovate things in your home.

There are many things you can do to improve your kitchen to get a better price on the sale of your home.

If the appliances in your kitchen are starting to show their age, for example, you might look into how you could get better quality appliances or ones that are more energy efficient.

2. Bathroom

The bathroom could be the next place you look to remodel your home prior to selling it.

One of the big things in remodeling your bathroom comes in the form of the toilet itself, which doesn’t need to be replaced that often but could stand to use improvement if it is an older model that uses a lot of water every time you flush it.

You can also look into using grey water systems, which uses water from the shower and sometimes the sink to fill up the toilet tank and that way use less water overall.

3. Flooring

If you have damaged or outdated flooring you can look into how you can replace it with nicer looking flooring.

If, for example, you have shag carpet anywhere in your home you can pretty much bet that it is in need of being replaced, unless you happen to have the fortune to attract the kind of buyer who will be interested in shag carpets.

Depending on the kind of flooring you are looking to use, you can use more environmentally friendly flooring that will be better in terms of the kinds of recycled material that get used in the making of the flooring.

4. Counter-tops

Counter-tops are something that can be replaced or topped up when you are remodeling your home.

There is one source of counter-tops that is both good for the environment as well as your wallet which is to go to a quarry and to ask for remnants of the granite that has already been cut for other people.

With remnants of the granite, you’re going to be saving money in that these are traditionally sold at a great price reduction.

5. Paint Kitchen Cabinets Rather Than Replace

When it comes time to remodel your home one way you can make your home look a lot nicer without spending a lot of money is to paint your kitchen cabinets rather than to replace them.

By painting your cabinets you can give them a nice new look at a lower price, and you have great control of the color of the cabinet as well.

6. Paint A Room

It might sound a bit ordinary but in fact just painting a room a different color can do wonders in the world of renovation.

Your room will take on the aspects of the colors you choose for the room — for you don’t actually have to pick only one color, after all — and your room will also have a much nicer look.

Exterior Painting : Stucco Painting Like A Pro in San Diego, CA

Stucco is one of the more visually stunning materials for use in construction of the exterior of a home but it can be rather tricky to paint at times and so people can sometimes shy away from using it as a result.

The thing is that if you have the knowledge going into it, exterior painting with a stucco exterior can be a bit less challenging and you can master it.

With this being the case let us now look at exterior painting and stucco painting like a pro in San Diego, CA.

1. Examine The Exterior Of The House For Any Cracks Or Places That Need To Be Patched

The exterior of your stucco home needs to be examined at great length to be sure that you aren’t missing anything that needs to be corrected, specifically the cracks in your stucco along with parts of the stucco that needs to be properly patched.

It’s important not to paint stucco if there are either cracks or places in need of patching, because then you’ll end up with a paint job that is basically uneven and will ultimately need to be done a second time.

Do yourself a favor and properly examine the exterior to see if there is anything that needs to be corrected.

2. Fix The Cracks And Patch Any Areas In Need Of Patching

Now that you’ve made a list of any cracks to fill and areas to patch, you actually need to take care of it — there is special caulking solution that is meant to fill the cracks in a stucco exterior and there are ways to take care of areas that should be patched.

Either way when you have finished fixing the cracks in your stucco exterior or patching the parts of the exterior that need it, you will need to give it time to set — you won’t be able to start painting it immediately.

3. Consider The Age Of The Stucco Before Painting It

Another way in which stucco is unlike other exterior material is that you can’t just make a home with a stucco exterior and then immediately paint it.

It used to be the case that this was universally not true, in that you had to wait at least a month if not two to paint a stucco exterior owing to the fact that you needed it to fully cure, so to speak, to paint it.

There are more newly developed kinds of stucco that do not have this rather unfortunate quality to it, and you will not have to wait all that long at all before you’ll be able to paint the stucco exterior.

4. Properly Measure Before Buying Paint

There’s no sense in getting either too much paint or too little paint when you are painting your stucco exterior.

There are numerous online tools you can use to calculate how much paint you are going to need to do the job right.

With the proper tool, you can get the right amount of paint and not end up with bucket after bucket that will go to waste.

5. Use Primer If Needed

For the most part, it is well expected that when you paint your stucco exterior you will need to first use a primer to prepare the stucco with a layer of primer.

There are some that say that you can get away with not using primer and if you think that it will work, go for it — but you might come to find that ultimately your stucco exterior will require primer prior to painting.

6. Pressure Wash And Then Let It Dry

This probably should have been one of the first tips but here it is — prior to starting the painting process you should properly pressure wash the stucco, and then thoroughly allow it to dry.

There are few things that clean stucco as well as pressure washing, but it is fundamentally important that you allow it to dry before painting.

With a clean surface and the right amount of paint, you’ll be able to get a great paint job on your stucco exterior.

6 Tips For Painting Your Ceiling in San Diego, CA

Enter a room and you’ll notice that the walls have been freshly painted almost immediately — but the ceiling when newly painted rarely gets the same kind of attention.

Nevertheless, it behooves us to give the ceiling a fresh painting now and again. It is also necessary to paint it in the first place when we first have a newly constructed home.

There are just so many things that can go wrong when painting your ceiling that it can be quite helpful to have some good advice on your side while pursuing the endeavor.

With that in mind, let us now look at six tips for painting your ceiling in San Diego, CA.

1. Make Proper Use Of Quality Drop Cloths To Reduce The Mess

Try as you surely might, it is nearly impossible to paint a ceiling without there being at least some drips if not a plethora of them tumbling down from the ceiling, a sort of natural and understandable thing that occurs as a result of gravity.

Though there is no easy way to stop drips from happening entirely, there is one simple method from protecting everything underneath from getting paint on and that something comes in the form of cloth drop cloths.

Dropcloths are not entirely foolproof of course and in some cases can be extremely heavy but they are well worth the investment in time and money in that you will not get anything in the room painted other than the ceiling and the drops of paint that fall onto your dropcloth.

2. Remove As Many Things From The Room As Possible

Another important step to making sure nothing in the room gets painted other than what you want painted is to remove as many things from the room as is possible.

In the absence of these things you will find it considerably easier to paint the ceiling, and the time that it takes to remove the things is significantly less than the time that it takes to maneuver around the things during the painting process.

If it is not possible for one reason or another to remove the things, move them to the center of the room and cover them with your cloth dropcloth.

3. A Ladder Is Your Finest Height Asset (Not Makeshift Scaffolding)

If you have no other way to reach the ceiling, a ladder is really your best bet in terms of getting up there.

There are those who would argue that scaffolding is better but in so many ways it is certainly not in that it is large, difficult to move, and generally inconvenient.

For ease of use you cannot beat a ladder, and remember to stick to the rungs that are below the next to last one — above that it gets a bit dangerous.

4. Get The Right Size Telescoping Handle For Your Paint Roller

An alternative people sometimes take when they don’t have access to a ladder is to get an extending handle for their paint roller.

The issue with these extendable handles is that you have to get the right size for the job or you will have a really hard time painting your ceiling.

This means that if your handle is meant for a ceiling that is much larger than the one in your home, it will be unpleasant because so much of the extension will be in the handle and make it difficult to hold and control.

5. The Ceiling Gets Its Own Day Or Days

Some people will try to paint the ceiling on the very same day that they paint the rest of the walls in a space, and this is a mistake.

Give your ceiling its own day or days — it takes a considerable amount of time to paint a ceiling and it also takes time to dry.

6. Grids Are Great For Painting Ceilings

How to Paint Exterior Trim like a Pro in San Diego, CA

When you are painting the exterior trim it usually means that you are nearly done painting the exterior of your home.

That being true, you can on occasion run into some hiccups to make the process a bit difficult, so to speak.

Just because it is the smallest part of the painting process doesn’t mean that it will necessarily be the easiest part of the painting process.

With this in our mind, let us look at and consider how to paint exterior trim like a pro in San Diego, CA.

  1. Now Is The Chance To Use Vivid Colors

If you are normally timid when it comes to your color choices but you would like to use some vivid colors, the trim of your home is the opportunity to do exactly that.

There isn’t a need use a lot of the color, but you will get quite a lot of excitement out of the little that gets used.

You can show off your ability to use the more interesting colors in the color palette when you choose one of them for use for the trim.

2. Color Of The Year

Are you familiar with the notion of Pantone’s Color Of The Year?

Every year, the company Pantone which is most closely associated with color matching systems chooses a so-called color of the year for the following year which somehow captures the spirit of the year.

If you are not painting your entire home but rather are only touching up the exterior trim, it might be a good chance for you to choose the color that happens to be the Pantone Color of The Year for that particular year.

Just as an example, if you happen to want to paint the exterior trim of your home in 2020 the color that you would go with would be Classic Blue, the color that was selected for 2020 by Pantone.

3. Use Color Swatches In Your Home Area As Well

It is all well and good that colors you think look good do so when you are browsing color selections online.

Just because a color selection looks good online does not mean that it will actually look good when it comes time to painting the exterior trim of your home.

It is far better an idea for you to use color switches from the paint store to make sure that the color you are considering is going to look good on your home.

It isn’t even enough to look at paint switches in the store, even — as a paint switch can look good under the lights of the store but might not look as good when it is on the exterior trim of your home.

4. Start In The Right Place

The exterior trim paint job can start anywhere but ideally you are going to want to start with your window sills as well as your frames.

There are many other places you might consider starting but really, the best places to start painting the exterior trim are these.

Once you have finished painting the window sills and frames you can move onto the other parts of the exterior trim of your home.

5. Don’t Forget Your Door!

Your door is one of the best and most important parts of the exterior you are going to want to paint above all else when you are looking to paint the exterior trim of your home.

Painting your door can do a lot when it comes to your curb appeal, and is an important step.

You can also choose a fun and funky contrasting color for your door that people might not have otherwise have expected for the rest of the house.

7 Tips For Dealing With Exterior Mildew in San Diego, CA

People commonly associate mildew with the bathroom — a troublesome thing that needs removing whenever it springs its ugly head.

What they don’t realize is that mildew can make its way to places that are not the bathroom — the exterior of your home, for example.

When you find yourself face to face with mildew on the exterior of your home, you need to take action — and for that, this article will shed some light and mildew busting advice.

Here then are seven tips for dealing with exterior mildew in San Diego, CA.

  1. Wear Protective Clothing

You should wear protective clothing whenever you do any kind of work around the house but in particular you should definitely wear protective clothing when you are dealing with mildew.

Mildew is a rather insidious thing and you don’t want it staining or ruining your actual clothing and then have to give that a proper washing as well.

It wouldn’t hurt to wear a pair of safety goggles as well – you only have the one set of eyes, right?

2. Test First

Let’s say you have a state of the art mildew removing formula — it could be one that you made or one that you bought in a store or perhaps online.

Before you use it to spray all over the mildew that’s on your exterior, test it out first with a small area.

You never know how well the solution is going to work and if it will indeed be the solution to your problem, so to speak.

Once you test it and see that it works, you can use it on a larger area.

3. Scrub The Mildew From Bricks

Mildew that grows between bricks is an ugly thing but it can be removed.

What you’re going to want to do is to prepare a solution of one cup of bleach to one gallon of water.

Take a stiff brush that is for sure not made of wire / is not synthetic and use the solution to scrub the mildew from between your bricks.

After that, try to spray your bricks annually to keep mildew off of the exterior of your home.

4. Mildew Resistant Paint

The next time you need to paint your home, perhaps you should consider a mildew resistant paint.

Mildew resistant paint comes in a rainbow of colors and is preferable if you find yourself regularly dealing with mildew.

5. Prevent Mildew With Regular Washing

You might think that preventing mildew on the exterior of your home must be an imposition and that it just isn’t possible for the average person.

This is not the case at all — with an annual washing of your home, you can go a long way to prevent mildew.

6. Stone Mildew Cleaning

Cleaning mildew from the exterior of your stone home is as simple as making a solution of soap and water and then scrubbing it.

Once the mildew has been scrubbed with soap and water you can rinse it all off with water.

7. Make Inspection A Monthly Thing

Even with all of the other precautions you should still make inspection of your home for mildew a regular thing.

The sooner you can spot and treat the mildew, the better.

Even if you can only inspect your home once every two months, it is still significantly better than if you only inspect your home once a year, because mildew has a tendency to build up over time and it is better to catch it while it is still young, so to speak.
