Residential House Painting

If you own a home in San Diego, you know the importance of maintaining it. Regular painting is part of home maintenance, and probably the most economical way to update its look. We paint both the interior and exterior of homes with the utmost care and precision. We are also expert professional cabinet painters.

Interior:
We take great care to set up a workspace that protects the areas of your home not being painted. We protect floors and furnishings by covering them with drop cloths, plastic, and rosin paper.

Preparation is the key to a successful paint job. Before we even open that paint can, there are tasks to complete. We take the time to properly prepare every surface by performing the necessary steps, like:

  • Masking or covering all areas that will not be painted (floors, door trim, and personal furnishings) with plastic, rosin paper, tape, or drop cloths
  • Sanding, or “scuffing,” all rough surfaces, doors, door frames, trim, and walls, as needed
  • Caulking all cracks and gaps between wood trim and walls, and between two wood surfaces
  • Patching all holes or damaged areas in walls prior to painting
  • Puttying, or filling all holes, in woodwork and trim
  • Priming all surfaces as necessary with appropriate types of primers

Only after these steps are completed do we start the painting process. We then apply two coats of 100% acrylic paint, unless otherwise specified.

Painting:
The type of paint needed for a project depends on the surface. It also depends on the special requirements and usage of the room being painted. There are several types of finishes, like gloss, semi-gloss, satin, and eggshell. We will use the appropriate finish types suited for the surface and room being painted.

High-traffic areas do well with gloss or satin as they resist dirt and fingerprints and can be cleaned more easily. The downside to those finishes is that they can make wall imperfections much more pronounced. A more matte-like finish, such as flat, will not clean as well or endure touches as well, but you won't see imperfections as much.

For example, kitchens get a lot of use. Cooking can emit substances like grease, oils, and smoke that coat walls. It’s wise to use a paint finish that’s scrubbable, like high-gloss or semi-gloss acrylic paint. For rooms like the living or dining room, using flat latex paint works well because they have less traffic and imperfections.

We always use high-quality rollers and brushes to ensure full and even coverage. We typically apply two coats of paint for long-lasting results.

Exterior:
Keeping the outside of your San Diego home is important to its curb appeal. We take the same care in setting up the area so that any surrounding landscaping or outdoor furnishings are protected from paint.

The exterior of your home takes a beating from the elements. Whether it's salt from the Pacific Ocean or the year-round sun beating down on your home, the very best way to protect your investment is a quality exterior paint job.

Just as with interior painting, proper prep is necessary for exterior paint projects. We’ll make sure the surfaces are ready to paint by completing the following steps first:

  • Clean the exterior walls with a professional grade power washer
  • Cover all areas and items with plastic, rosin paper, tape, or drop cloths
  • We will dig a minor trench 4-6 inches deep around your foundation to paint below the grade. This ensures that you won’t see a gap between the painted wall and the ground.
  • Patching all holes or damage to walls and trim
  • Caulking all cracks and gaps
  • Scraping of all loose paint and removing rust on metal
  • Priming all surfaces as necessary

Once preparation is complete, we’ll apply two coats of 100% acrylic paint unless otherwise specified.


Painting:
We paint all types of exterior surfaces including stucco, brick, wood, vinyl, cedar shingles, trim, and more. We use high-quality paint, especially made for exterior surfaces so that it resists the sea salt and relentless sun. When we’re finished, your house will be the envy of the neighborhood for years to come.

Clean-Up:
No project is complete without proper clean-up. If the painting project spans multiple days, we will clean up the area daily and store our tools in the shop area before leaving. After the entire project is completed, we will remove all tools, materials, painter’s tape, and any other debris or spills. The only evidence that we’ve been there is a freshly painted room.
